Contract Administration

Planned Preventative Maintenance
Planned Preventative Maintenance reduces the long-term costs of owning a building. We can support your ongoing asset management strategy by increasing the lifespan of your investment by means of a Planned Preventative Maintenance schedule which anticipates the maintenance requirements of each element of the building. Works will be considered to minimize and spread costs. This becomes particularly important when costs are recoverable from tenants under a service charge agreement or when capital expenditure improvement works are to be incorporated into the maintenance programme.
Construction Design and Management Coordination-CDMC
The Construction (Design and Management) Regulations 1994 place clear obligations on employers carrying out certain construction works. This includes the requirement to appoint a Planning Supervisor for the duration of any project. We have considerable experience in this area across a variety of projects, from minor refurbishment contracts to multi-million pound developments.

Reinstatement Cost Assessment
A Reinstatement Cost Assessment advises on the anticipated cost of re-constructing a building in the event of damage with respect to an insured risk. It is essential that your reinstatement cost is calculated correctly. If the building is only insured for half of what it would cost to rebuild, the insurance payment will be half of the loss. This applies even if a claim is well below the sum insured because the building owner is expected to have the overall amount of cover in place to support full reconstruction.
Conversely if a building is over-insured the reverse does not apply and there is no profit, simply a wasted over-payment of premium.
